Notes from meeting:
– Discussed and approved HOA Loan with First Citizens – but will switch at another Seacoast if a better deal arrives next week. Discussed options for dates for the projects.
-Possibly the pipe as soon as possible and the roads in early January.
– Reviewed HOA Management and the options to move to a new management company
– Budget discussions – Board members will continue to review the budget before presenting to the community
– Established a day for the community yard sale – Saturday Dec 6th from 8am to 2pm
– Voted to replace Streetlight poles and will start the process with Duke

10/4 New Items and updates
- New and revised Paint Colors for Windermere Chase homes – Link for Home Colors. A very big thank you to the ARB for taking the time to update and modernize our color selection.
- Quick Project repair update – Approval was voted on at the HOA meeting to pursue a loan – not a approve a specific loan yet – but to allow the board to get a loan. We are reducing the number of overdue accounts before approaching the banks and that process has been in place for several weeks. We will be speaking with the banks shortly. As we gather the information for the loan we are waiting on another quote for the pipe repair and speaking with a third company to provide a quote.
- The sidewalk break on Windermere Chase Blvd.
In a pleasantly unexpected turn of events Orange County reported that they will repair the hole and the sidewalk. No timeframe for the repair. This will save us ~$1,000 in repairs
- The Cross Creek fence has been removed! Finally! Ideally Cross Creek homeowners will now add or replace their own fences. Fingers crossed! Several other minor fence projects are ongoing.
- The board voted for a new pond management company that will provide additional service and save our community $1,000 per year – pending the current contract cancellation.
- The board voted on a commencement fee of $1,500 when homes are purchased in our neighborhood. The four homes that are currently pending may not pay the increased fee depending on their point in the purchase process but all future buyers will be subject to the increase. These funds will go directly into our reserve fund and benefit the community. Future boards can reduce the fee if it is an issue.
- A Yard Sale day is planned for mid-November. We are waiting on a response from the Oaks of Windermere Board next door to coordinate date.
- The annual HOA meeting and vote will be held in mid-December. We will announce a date once we confirm the availability of the location.
- The board will build a proposed budget that will be sent to homeowners a month before the annual meeting. The cost of the loan, completion of major projects, and reserve projections will be major determinants in the budget and proposed fees.
- Once installed, new roads will provide a fresh feel for our community. Yards that look presentable with grass along with decorative plants and mulch are the other key for a presentable neighborhood. We will instruct Beacon to inspect the community with increased regularity to help rebuild the appearance of our neighborhood. Please evaluate your yard and take steps to bring it up to neighborhood standards. The board will continue to improve the items common to the whole community.
- Street lights should be replaced in the next few weeks. There is no cost for us to switch to new LED light and the annual savings should be ~$2,300 in electricity costs.
