Drain Pipe Reinforcement - Part Two - Estimated completion - April 10

  • Reinforce the repaired drain pipe - Grouting holes and installing a fiberglass sleeve.
    Note:   We may save money from the original contract with the current lower lake levels
  • Analyze the rest of the drain pipes in the community

Yard Day - Saturday, May 9th

  • Provide low-cost and easy access to mulch for homeowners
  • Volunteers will be needed


New Website and Communication System -

  • Including access to  community documents including contracts and proposals
  • ARB process and documents
  • Create accounts for all residents
  • Enable mobile application for phones
  • Enable text messaging for group communication
  • Create a resident directory (optional)

All Streetlight Poles Replaced

  • Contract has been signed.  Estimated  date - summer     


Streetlight replacement at the north end of Huntsville

  • This light will be replaced after the pipe is secured and the dirt in the area is stabilized.  The holes in the pipe are carrying away dirt in the area of the missing streetlight.  Estimated timeframe - April

Front Gate remotes and directory changes

  • New processes are being established with the changeover from management companies. We will update you as soon as we can

Front Gate Service

  • Front gates may need new hinges


Front Gate Pedestrian Locks

  • Locks need to be fixed or replaced

Update Community Infrastructure

Gazebo rehab

  • Replace fans

  • Strip and repaint or coat
  • Repair where needed
  • New consistent modern numbers


Sign Replacements

  • Several "Stop" and "Slow" signs need to be replaced
  • Several signs need to be washed


Electrical updates

    • Lighting in the Parking Lot
    • Neighborhood entrance - replace outlets and lights.  Additional lighting 
Front Brick Wall repair
    • Joint separation and splitting
    • Stucco work on the top of the southern pillar


Front Fence repair

    • Clean and repaint gold finals on the top of the entrance fences


Broken Water Meter Covers and Sidewalk repair on WCB

  • Timeline - Unsure - Orange County is in charge of the timeline of both projects

  • Fence or chains and gates around the exterior field on 7th Avenue
  • Lighting on 7th Ave. - Road and sidewalks
  • Lighting in the parking area outside the front gate
  • Bulk Fiber agreement for fast, inexpensive internet service provided by the HOA

  • Firepit in the park
  • Update Reserve study
  • Update the  community entrance signs

Switched Streetlights from incandescent to LED - Savings $2,800 per year

Updated the Spectrum contract for Cameras at the front gate  - Savings - $2,640 per year
      From $3,600 per year to $960 per year

Increased the Commencement fee for new homes - adding $7,800 as of 3/2026
      

Changing CPA services - Savings - $1000 per year
      From $1,300 per year to $300 per year
